The Origin Story
Circuit Facts began with a personal experience I never expected to have. While navigating a housing dispute without an attorney, I found myself learning how to manage a complicated process on my own. I had photos in my phone, repair requests in email, notices on paper, and charges in my lease — but nothing was organized when I needed it most.
Renters are often told, “Document everything.” But that advice raises another question: How?
That moment — realizing that important information becomes scattered exactly when clarity matters — became the starting point for Circuit Facts.
A Housing Record Before You Need One
The experience shaped a simple idea: renters shouldn’t have to build a record after a problem starts. They should have one already.
Housing Passport™ was created around that principle. Renters can document move‑in and move‑out conditions, repairs, notices, charges, and supporting evidence as they happen — so the facts are organized before a crisis occurs. A calm, structured record becomes a source of stability, not stress.

Maneewan Joy Suwansaard, PhD, is the founder of Pearl & Healer LLC and creator of Circuit Facts™. With a PhD in Biotechnology and a background grounded in research, documentation, and evidence‑based problem solving, Joy brings a scientist’s approach to housing documentation:

As a scientist, I learned that evidence must be preserved carefully, organized clearly, and separated from interpretation. As a renter navigating a dispute alone, I learned how hard it is to do that without a system designed for it.
